B. STUDY SESSION
SINGLE-FAMILY HOUSE DESIGN STANDARDS - EAST HILLS

On January 28, 2003, the Planning Commission requested a study session to review potential design standards for large additions and homes in the East Hills neighborhood.

Staff recommends that the Planning Commission provide direction as appropriate.

This is the time when any member of the Commission may bring a matter to the attention of the full Commission that is within the scope of duties assigned to the Commission. Any item that was considered during the public hearing portion is not appropriate for discussion in this section of the agenda. NO COMMISSION ACTION CAN BE TAKEN AT THIS TIME. If the Commission desires to discuss an issue raised by a resident or take an action, the Commission may vote to agendize the matter for the next meeting. The Commission may discuss or ask questions for clarification, if desired, at this time.

GENERAL EXEMPTION
APPLICANT: City of West Covina
LOCATION: Citywide
REQUEST: The proposed code amendment consists of certain amendments to Chapter 26 (Zoning) of the West Covina Municipal Code adopting standards regulating body piercing.

Final action regarding this matter will be taken by the City Council at a public hearing tentatively scheduled for June 3, 2003.

VARIANCE NO. 03-03
CATEGORICAL EXEMPTION
APPLICANT: TNT Signs for Island Plaza
LOCATION: 2532-2448 South Azusa Avenue
(Southeast corner of Azusa Avenue and Amar Road)
REQUEST: The applicant is requesting approval of variances to reconstruct two pylon signs at an existing shopping center. The shopping center is located on the southeast corner of Amar Road and Azusa Avenue and has been designated as "Island Plaza" by the new owners. The sign on Azusa Avenue (Sign A) is proposed at 206 square feet with a height of 28 feet. The sign on Amar Road (Sign B) is proposed at 277 square feet with a height of 40 feet, 5 inches. The proposed signs do not comply with zoning standards, including height and sign area size. The properties are located within the "Commercial General" (C-2) Zone.
