This is the time when any member of the public may bring a matter to the attention of the Commission that is within the scope of duties assigned to the Commission. The Ralph M. Brown Act limits the Planning Commission and staff's ability to respond to comments on non-agendized matters at the time such comments are made. Thus, your comments may be agendized for a future meeting or referred to staff. The Commission may discuss or ask questions for clarification, if desired, at this time.

By policy of the Commission, Oral Communications at this time on the agenda is limited to a total of 15 minutes. Persons who are not afforded the opportunity to speak at this time may do so under Item E. later on the agenda.

HEARING PROCEDURE:

CATEGORICAL EXEMPTION
APPLICANT: Twen Ma
LOCATION: Southwest corner of Holiday Drive and Hideout Drive
REQUEST: The project consists of a request for a conditional use permit for the construction of a 12,590-square foot single-family residence on a 31,274-square foot lot. The new home will be two-story with a basement. The dwelling unit will consist of a 4,140-square foot first floor, a 3,340-square foot second floor and a 5,110-square foot basement that will provide the required covered parking for the proposed project. The conditional use permit is required for a Large Home (a home that exceeds the allowable 7,000 square feet). The project is located in the "Single-Family Residential" (R-1) Zone, Area District V.

REQUEST: The applicant is requesting a variance to deviate from the off-street parking standards. The proposal is to legalize an existing converted garage for living purposes located in the front yard. The property is located within the "Single-Family Residential" (R-1) Zone, Area District I

VARIANCE NO. 08-07
CATEGORICAL EXEMPTION
APPLICANT: Robert Chavez
LOCATION: 649 North Lyall Avenue
REQUEST: The applicant is requesting approval of a variance from development standards including side yard setbacks and off-street parking requirements. The proposal is to legalize an existing tandem garage located in the side yard. The code requires a five-foot side yard setback; the existing garage is setback three feet. The code also requires a side-by-side garage with minimum interior dimensions of 20 feet by 20 feet; the existing garage is tandem and is 12 feet by 34 feet. The property is located within the "Single-Family Residential" (R-1) Zone, Area District I.
