HEARING PROCEDURE:

LOCATION: 2024 Barham Avenue
REQUEST: The project consists of a request for a conditional use permit to allow a 1,889-square foot second-story addition to an existing 2,170-square foot (including an attached two-car garage), single-story home on a 5,049-square foot lot. A variance is also being requested to deviate from the required second-story side yard setbacks from 10 feet to 5 feet, 6 inches on the north side and 5 feet on the south side. The project is located in the "Planned Community Development No. 1" (PCD-1) Zone.

GENERAL EXEMPTION
APPLICANT: City of West Covina
LOCATION: Citywide
REQUEST: The proposed code amendment consists of certain amendments to Chapter 14 (Licenses and Business) and Chapter 26 (Zoning) of the West Covina Municipal Code related to mobile food vendors operating from a motor vehicle and preparing food and/or beverages on demand. The purpose of the code amendment is to establish operational regulations for this type of use.

CATEGORICAL EXEMPTION
APPLICANT: Len Kristenson for West Covina Quail Ridge LLC
LOCATION: 3620-3670 South Nogales Street (Quail Ridge Shopping Center) REQUEST: The project consists of a request for a variance to reduce the required number of parking spaces in a retail shopping center. The applicant is requesting the parking variance to allow 6,000-square foot of medical uses. The subject property is an 8.68-acre shopping center located in the "Planned Community Development 1" (PCD-1) Zone. No new construction is proposed.
